Rental properties in England and Wales have minimum energy efficiency standards. This means properties need to provide an Energy Performance Certificate rating of E or higher in order to be let out.
The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 brought the changes through in April this year to raise standards for tenants.
This means that landlords of privately rented domestic and non-domestic properties could be fined if they do not meet these standards before granting a new tenancy to new or existing tenants.
These regulations currently apply before granting a new tenancy to new or existing tenants.
These requirements will then apply to all private rented properties in England and Wales – even where there has been no change in tenancy arrangements. This will be implemented from 1 April 2020 for domestic properties, and from 1 April 2023 for non-domestic properties.
